Moving an Older House in Melbourne: Access, Heritage & Costs

By Move Near Me team ·

Short answer: Moving an older house in Melbourne, such as a terrace, weatherboard cottage or bungalow, usually takes longer than a modern home because of narrow hallways, steep stairs, tight doorways and street-only parking. Measure your access before booking, tell your removalist about stairs and parking, and don’t drill or remove fixtures until you’ve checked for heritage controls and asbestos.

Below: a measuring checklist, the heritage, asbestos and lead rules that matter, how period pieces are packed, and two worked cost examples.

Why is moving an older house in Melbourne harder?

Older homes were built for smaller furniture and narrower streets. The extra time goes on carrying items through tight spaces, protecting the house and walking further to the truck.

House type Typical suburbs Access issues Tell the removalist
Victorian or Edwardian terrace Fitzroy, Carlton North, Williamstown Narrow hallway, steep stairs, no driveway Hallway width, flights, parking
Double-fronted Victorian Northcote, Albert Park Heavy antiques, front steps and gate Steps, gate width, heavy items
Weatherboard cottage Yarraville, Brunswick, Richmond Small rooms, low doorways, side path Side path width, distance to truck
Californian bungalow Coburg, Camberwell, Malvern Porch steps, long garden path Distance from truck to door
1960s brick veneer Doncaster, Templestowe Split levels, steep driveways Number of steps, driveway slope
Walk-up flat South Melbourne, St Kilda Several flights of narrow stairs Floor and flights, stairwell width

Will your furniture fit? Measure before moving day

Measure the route before you book. Furniture bought flat-packed may not leave the way it came in, and measurements let the crew plan disassembly rather than discover the problem on the day.

  • Hallway width at its narrowest point, including hall stands and radiators
  • Door width and height, inside the frame with the door open
  • Diagonal clearance of the door opening, which shows whether a sofa can be tipped and rotated through
  • Stair width and the turn at the landing, where long items get stuck
  • Ceiling height above the stairs, for tilting wardrobes and mattresses
  • Front gate and side path width
  • Distance from the truck to the front door. Over 25 m counts as a long carry
  • Your biggest items: sofa, wardrobe, bed base, fridge, piano

Add these measurements and your biggest items to your quote request so the estimate reflects your access.

How do removalists get furniture through a narrow hallway?

Removalists stand long pieces on end, tip sofas and rotate them through doorways, and take apart anything that won’t fit whole. Move Near Me charges $25 per item (ex GST) to take apart bed frames, table legs and wardrobe doors; see our guide to furniture disassembly and reassembly.

With your permission, the crew can lift a door off its hinges (if you rent, check with your rental provider first). Hoisting through a window is a specialist job and a last resort. We don’t offer it, so tell us early if you think something won’t fit.

Is your house heritage listed in Victoria, and does it matter for moving?

Heritage controls cover works to the property, not moving furniture. They matter if you plan to remove fixtures, demolish or change the exterior. Victoria has two levels of protection:

  • Victorian Heritage Register (VHR): places of state significance under the Heritage Act 2017. The Heritage Council decides inclusions and Heritage Victoria handles permits (how the agencies fit together).
  • Heritage Overlay: local places, administered by your council under the Planning and Environment Act 1987. A planning permit is generally needed for demolition, exterior alterations and new construction (local heritage protection).

Check an address with Heritage Victoria’s find out about heritage places page or the Victorian Heritage Database. If the house is covered, ask before taking out fireplaces, light fittings or leadlight to sell or keep.

Does my house have asbestos if it was built before 1990?

It’s likely. Asbestos Victoria says homes built before the mid-1980s are highly likely to contain asbestos, those built from the mid-1980s to 1990 are likely to, and those built after 1990 are unlikely to. This is general safety information only.

Asbestos is a risk when disturbed, so move contents and leave fixtures alone. Common places include eaves, wet-area walls and ceilings, vinyl flooring and fences, and only laboratory testing confirms it (finding and identifying asbestos). Don’t drill, sand or cut to remove shelves, TV brackets or hooks from suspect material; use licensed professionals.

Lead paint in houses painted before 1970

Paint on a house built or painted before 1970 may contain lead, and ageing paint can flake into lead dust. Young children are most at risk, so keep them away from flaking paint (EPA Victoria, Department of Health). Don’t sand walls to “make good” before you leave.

Our crew moves your contents. We don’t test for or remove asbestos or lead, and we don’t take down fixtures.

Can I put furniture anchors in a heritage-listed rental?

Not without asking, if the property is on the Victorian Heritage Register. Consumer Affairs Victoria says renters can install picture hooks, wall-mount screws and furniture anchors without consent, unless the property is on the VHR. Fixings into exposed brick or concrete may need consent, and you shouldn’t drill into material containing asbestos (renters making changes to the property).

Renting a VHR-listed terrace? Ask before fixing a bookcase to the wall. For leaving, see moving out of a rental in Victoria, and check current rules with Consumer Affairs Victoria and the RTBA.

Moving antique furniture and period features safely

Antiques are packed around their weak points: dried glue joints, lifting veneer and old flaws in marble. Here’s how each type of piece is handled.

Item Main risk How it’s packed Book packers?
Antique timber furniture Loose joints, veneer Drawers and doors out, blanket-wrapped, carried by the frame For valuable pieces
Marble-top washstand Marble cracks Top lifted off, wrapped, carried on its edge Yes
Gilt mirror Flaking gilt, glass Glass taped, soft padding, then a mirror box For large mirrors
Loose leadlight panels Bowed lead, glass Padded and packed upright, never flat Yes
Chandeliers Crystals and arms Crystals packed separately; hard-wired fittings taken down by an electrician first Yes
Cast-iron fireplace surround Weight, cracked castings Only if loose; a fitted one stays. Over about 100 kg adds our $80 heavy item fee Tell us the weight
Old upright piano Weight, stairs Piano trolley; $150 upright piano fee on top of hourly labour See piano removals Melbourne

Move Near Me’s packing services Melbourne cost $55 per packer per hour (ex GST). For single heavy or valuable pieces, see furniture removals Melbourne, and for wrapping basics, read how to protect furniture when moving.

Protect the house too: runners over Baltic pine floors, padding on newel posts, architraves and door jambs, and a clear route. Point out loose skirting or cracked plaster before the crew starts.

Moving out of a Victorian terrace: parking and street access

Most terraces have no driveway, so the truck parks on the street, often in a narrow street or resident permit zone. Check whether your council issues a moving-day parking permit.

The City of Yarra (Fitzroy, Fitzroy North, Collingwood) issues a parking bay occupation permit for a set date, and moving house is an eligible purpose. It doesn’t reserve a specific bay and has vehicle conditions, so read the page before you apply. With no legal parking near the door, Move Near Me’s difficult parking fee is $25 per address (ex GST).

How much does moving an older house in Melbourne cost?

Move Near Me charges the same hourly rate as any house move, plus fixed fees for stairs, long carries, difficult parking and disassembly. Labour has a 2-hour minimum plus a 30-minute call-out at the team rate, then 15-minute blocks. All prices exclude GST.

FAQ

Q: Is it more expensive to move out of an old house in Melbourne? The hourly rate is the same, but older houses often take longer and attract access fees. Move Near Me charges $30 per flight of stairs at each address, $30 for a long carry over 25 m, $25 for difficult parking and $25 per item disassembled, all ex GST.

Q: Will my furniture fit through the doors of an old house? Measure the hallway, door width, diagonal clearance and stair landing, then compare them with your biggest items. Removalists can tip, rotate or take items apart, and can lift a door off its hinges with the owner’s permission.

Q: Do I need a heritage permit to move furniture out of a heritage-listed house? No. In Victoria, heritage controls apply to works such as demolition, exterior alterations or removing fixtures, not to moving furniture. You can check an address on the Victorian Heritage Database.

Q: Can I take down shelves and TV brackets before I leave an older house? Not if they’re fixed into material that may contain asbestos: don’t drill, sand or cut it, and use licensed professionals. Asbestos Victoria says homes built before 1990 may contain asbestos, and paint from before 1970 may contain lead.

Q: Will removalists take down a chandelier or fireplace? No. Move Near Me moves contents and doesn’t take down fixtures. Hard-wired light fittings need an electrician first, and a fitted fireplace surround stays with the house.

Q: Should I book packers for antique furniture? Yes for marble tops, loose leadlight and chandeliers, and for valuable timber pieces or large mirrors. Move Near Me’s packers cost $55 per packer per hour, ex GST.
